Is your attic properly ventilated?

It's no secret that we've had some hot weeks in the front range over the last couple of months. For most, when high temps hit they think about staying in the A/C, staying close to the pool, and sipping cool beverages.

But what we think about when temperatures spike is attics. I know, I know it's odd - but if you have ever climbed into an attic during the heat of a summer day, or even have so much as stuck your head up into one, you will understand why it's a memorable experience. An improperly-ventilated attic can reach 150º to 160º on a summer day. Properly-ventilated attics, however, should get no hotter than 10 to 20 degrees above the outside temps.

A roof that is installed correctly will leave adequate space when installing the ridge vents. A solid roofing contractor who is looking out for you will ensure that the soffit vents are not being covered by spray-in insulation. But guess what: None of this ventilation work is technically "required" and there is no one outside of your roofing crew following up to ensure it was done correctly. What can go wrong when ventilation is done wrong?

Why does this matter, you ask? Well, we have to remember that a roof is about much more than just shingles. Under those shingles is a waterproof membrane, and then under that membrane is decking ... the wooden boards and plywood that make up the frame of your roof. When the attic under that decking is too hot and/or has moisture buildup, your roof can get delaminated, meaning the adhesive on the sheathing and shingles begins melting. The granules will fall off the shingles, exposing the matting and significantly shortening the life expectancy of the roof. This can void your roof's warranty, which is never good.

Delamination woes. Yikes!
